If you’re embarking on a restoration project in London, it’s important to find a good architect and immerse yourself in the process – from deciding if you need planning permission (or even listed building consent), to choosing the right period paint colours.

Homeowner Ben Goulding knows a thing or two about seeing beauty and potential where others may only see ugly decor and a lot of work: ‘I like to buy period properties and restore them to their original glory,’ he says. Ben’s latest labour of love is a two-bedroom Bayswater apartment, just a hop, skip and jump away from Hyde Park.

‘The flat was in a pretty bad state,’ remembers Ben, ‘but its high ceilings really appealed to me.’ And nowhere are those ceilings more lofty than in the living/dining room, where at their highest point they reach four metres. Having restored the original cornices, Ben added cast-iron Victorian radiators and finished the refurb with a neutral colour scheme.

‘The property is architect designed,’ says Ben proudly – he enlisted the help of an expert to help him create the fresh, modern home he thinks is ideal for ‘a younger audience’.
